Partners for Neighborhood Group Inc. suing after it failed to sell a condominium unit, allegedly the result of the condo association's failure to correct building violations.

The plaintiff filed a lawsuit Dec. 10 in the Cook County Circuit Court against 6036-38 N. Claremont Condominium Association.

According to the complaint, the plaintiff owns a unit in 6036 N. Claremont Ave. in Chicago, and on May 16, 2012, entered into a contract to sell the unit for $102,000.

Prior to the closing, the suit states the plaintiff obtained a title commitment for the buyer that disclosed numerous building code violations the defendant had not corrected.

The plaintiff claims the defendant had a duty to correct the violations under state law and claims its breach of duty, which resulted in the buyer's refusal to purchase the condo, damaged the plaintiff.

The plaintiff is seeking damages in the amount of $102,000 and is being represented in the case by attorney Michael P. Cohen.
