In the Appellate Court of Illinois, First Judicial District, a lawsuit has been filed by plaintiffs Ahmad Zahdan and AZ SPE, LLC against defendants Frontline Business Enterprise Inc. and Syed Ahmed. The case, with ID No. 1-22-1351, was filed on March 22, 2024 and pertains to an alleged breach of contract related to a real estate transaction.

The plaintiffs accuse the defendants of breaching a real estate contract by violating the terms of a Fuel Supply Management Agreement (FSMA). This agreement was linked to the sale of a gas station property located at 225 North Western Avenue in Chicago, which the defendants purchased from the plaintiffs for $800,000 in February 2016. The FSMA stipulated that all fuel purchases by the defendants would be arranged by Zahdan at a specific rate.

However, according to the complaint, following the closing of the property sale, the defendants never purchased any fuel through Zahdan as agreed upon in the FSMA. This led to allegations that they had no intention of adhering to this agreement when they signed it. The plaintiffs are seeking specific performance or alternatively rescission due to this alleged breach.
