Man sues woman for fraudulent concealment over home sale

Jose Gomez is represented by Noonan, Perillo & Thut. He claims that Patterson sold him a property at 229 Cedar Ave., Lake Villa, Illinois for $172,000 on November 13, 2020. The complaint alleges that Aleeta Patterson failed to disclose significant structural defects in the basement walls which were concealed behind drywall until discovered during renovations in February 2024.

The damages claimed include extensive foundational issues requiring complete replacement of basement walls and installation of a comprehensive drain tile system. Gomez asserts that these repairs are necessary due to Patterson's intentional concealment of the defects.

Mr. Gomez has filed a lawsuit against Ms. Patterson in the United States District Court for the Northern District of Illinois, Eastern Division, under case number 1:24-cv-03981 on May 15, 2024. The lawsuit involves allegations of fraudulent concealment, breach of contract, common law fraud, and seeks rescission of a real estate transaction.

Gomez seeks judgment for actual and punitive damages to be proven at trial. Additionally, he asks for rescission of the sale agreement due to the alleged fraudulent misrepresentation.
